Residential Inspections

  • General Residential Home Inspections
  • Condo/ Apartments
  • Multi-Unit Residences (4 Units or less)

Our standard Home inspection is based on the American Society of Home Inspectors (ASHI) standards of practice. We will be looking at Structural Components, Roofing, Exterior, Plumbing, Electrical, Heating, Air Conditioning, Interior, Ventilation and Insulation, Fireplaces, Fuel burning appliances, Installed Ovens, Ranges, Surface cooking appliances, microwave ovens, Dishwashers, Food Waste Grinders, and more.

Wind Mitigation Inspection

Wind mitigation inspections are used to determine what protection a home has against wind and storm damage. We will inspect the home using form OIR-B1-1802 to look at Roof covering, Roof deck attachments, Roof to wall attachment, Roof geometry, Secondary water resistance (SWR), and Window/ Door Opening protection.

We are ultimately trying to determine which insurance credits you may be eligible for to receive a discount on your Homeowners Ins policy.

4 Point Inspections

This inspection is going to look at the main components of the home. It will cover a Roof, Plumbing, Electrical, Heating, Ventilation, and Cooling system (HVAC). This inspection is typically requested or required by Florida Home Owners Insurance companies.

Roof Inspections

We will be taking a look at the age, penetrations, valleys, eaves (drip edges), attic ventilation, roof to wall attachments and more.

Bank REO Inspections/Insurance Inspections

With experience in the field of Buying and rehabbing REO properties, we are available to inspect vacant or soon to be vacant properties for Lending institutions and Banks. We are also available for last minute inspections which can be very useful for Insurance companies.

Pre-Sale Seller Inspections

Pre-sale inspections are for Home owners who looking to sell their home. This is a great way to find out if there are any pre-existing issues that need to be remedied. Imagine having someone come look at your home, decide to make an offer to purchase, only to decide against following through with the purchase due to a defect that could have already been repaired. It could also be used as an effective marketing tool you can offer to showcase to potential buyers for informational purposes to show them that your home is in ready to sell condition.
